What should I know before signing a lease?

A lease is a basic agreement between the resident and the owner of the community. The lease is legally binding and enforceable through the legal system. If they choose to move out before the end of the lease terms, the resident could still be responsible to pay the remainder of the lease agreement.

What deposits are required?

$0 if approved, one months rent if approved with condition. The deposit could be waived with an approved guarantor. A guarantor must meet the following criteria: be 27 years of age or older, have good credit standing with a 600+ credit score, and gross 3.5 times the rental amount monthly.

Is renters insurance required?

Yes. Renters insurance is a policy you can purchase to protect your personal property as the management/landlords is not responsible for replacement to tenants. Replacement of your belongings if they are damaged, lost, or stolen could be covered. TCC doesn’t not promote any specific insurance coverage company to use.

What type of apartments are available?

Arlington Square Apartments offers studio, 1, 2, and 3 bedroom floor plans. With many different options to choose from, ask your leasing specialist which floor plan may work best for you based on what you are looking for in your new apartment home.

How close is the community to the UF campus?

We are conveniently located just one mile from campus.

When is rent due?

Rent is due on the 1st of each month and is considered late on the 4th.

When is move-in day and how long is the lease agreement?

Move-in day is August 6th and move-out day is July 30th.

Do you allow short-term leases?

Currently, we are only offering 12-month lease agreements that will expire July 30.

Do you allow pets?

We are pet friendly with no breed restrictions up to 80 lbs. The pet fee will range from $250-$350, and pet rent is $50. The pet fee is dependent upon the age and weight of your pet.

Do you allowing subletting?

Yes. However, the resident will be responsible for finding his/her own sublet. Once someone has agreed to take over the lease, both parties will work with the leasing team to complete any necessary paperwork.

Do you allow non-students?

Yes, if a new resident does not attend school and meets all our approval criteria, he/she can also live at Arlington Square.

Do I have to pay for parking?

We do offer covered parking at $60 per month; however, all regular parking spots are on a first come, first served basis. We have one parking spot per apartment.

Does Arlington Square Apartments provide security?

No, we do not provide a security service. However, we do have a GPD courtesy officer on-site.
